Upon purchasing these two assets, formally the Old Fossil headquarters and distribution center in Richardson, TX, the new owner looked to HRNCIR to perform interior demolition and white box, remove the data center, including the raised floor areas, and create a continuous flow throughout the 1st and 2nd floor office areas. In order to make the south end of the building more marketable for office use, HRNCIR cut in and installed 32 windows into the existing tilt wall panels on the first and second levels. Additionally, all branding from the previous tenant was removed and a 1,500-square-foot marketing center was created off the building entry to display the new building standards. With the newly expanded office area of the building, HRNCIR was tasked with converting the adjacent distribution center building into a parking garage along the addition of 30,000 square feet of paved surface parking. Two sets of entry/exit ramps were installed at existing dock openings and new penetrations on the south end of the building. Bollards, striping, and way finding signage were installed inside the parking garage along with additional ventilation and exhaust systems, thus allowing ample parking for the repositioned office building.
