While evaluating the acquisition of this five building, single story portfolio of office buildings situated on 27 acres at Campbell Creek Parkway and Greenville Avenue in Richardson, TX, HRNCIR was brought in to develop conceptual budgets for a variety of upgrades to the exterior and sitework of the office building park as well as the demolition and white box of several vacant office suites, including ADA restroom upgrades and a new marketing center. Improvements consisted of painting the brick exterior of the buildings, upgrading landscaping and irrigation, and eight new perforated steel architectural features attached to the building exterior and set atop new structural footings extending out from the grade beams. New outdoor seating pavilions and new windows were cut into the backside of two of the buildings, along with 40,000 square feet of interior demolition, white box, and a new marketing center. The improvements led to increased leasing activity and HRNCIR was tapped to build out four new tenant spaces within the complex.
