Renovations to the building lobby and exterior entryway completely transformed this iconic building from tired and dated to one of the best Class A office buildings in the North Central corridor. Starting with the main lobby, all existing stone flooring, setting beds, and plaster ceilings were removed and replaced with bright, high-gloss porcelain tile flooring, new and reworked gyp ceilings with recessed linear lighting, and a new security desk. A valuable decision was made to salvage much of the existing mahogany and limestone wall panels at the lobby core and to repair, rework, match and touch up as needed. The designer did a fantastic job of incorporating the existing elements into the new updated and modern design. An updated tenant lounge was created inside the main entry with a modern feel and combination of open plenum and suspended gyp ceiling clouds along with specialty pendant, cove and recessed lighting. The lounge also includes a 10’ long opti-myst faux fireplace inset within a stone clad wall. One major project challenge was tying the outdoor tenant lounge area to the existing covered walkway from the parking garage into the building which required repositioning the entry and elevations of the walkway and patio. As part of the scope, HRNCIR also converted a 2,100-square-foot vacant area on the second floor into a state-of-the-art fitness facility, complete with locker rooms and showers. As imagined, the renovations and new amenities have been successful with prospective and existing tenants.
